50 Eastbourne Terrace, a mixed-use development located directly opposite Paddington station.

YardNine appointed McLaren to deliver mixed-use development 50 Eastbourne Terrace, located on the corner of Eastbourne Terrace and Craven Road.

50 Eastbourne Terrace provides 75,000 sq ft of Grade A office accommodation, 10,000 sq ft of retail space and seven mews houses. Tenants will benefit from multiple roof terraces (over 3,000 sq ft in total), including communal internal and external space on the sixth floor. The ground floor will include retail and restaurant space with a separate café designed to integrate with the dynamic new reception area.

The building originally achieved planning back in 2016 and since then YardNine has worked with architects Sheppard Robson to reconfigure the internal office space, improve the quality of the amenity space and add a new sixth floor to the overall development.

Located directly opposite London Paddington station, tenants will benefit from close proximity to national and local travel links, the leisure, retail and dining options of Paddington Basin and the West End, and the green space of Hyde Park.

Delivering while minimising disruption

The office floorplates will range from 5,000 to 14,500 sqft. The building will benefit from multiple roof terraces. Retail and restaurant space will activate the ground floor and a separate café has been designed to integrate with the stunning new reception area.

Given the location of the scheme, our project team planned and programmed our works to minimise disruption to the vicinity. Completing the commercial building rear envelope that overlooks Chilworth Mews and building the terrace mews houses first has proven a successful measure to reduce disruption to neighbouring residents.

External hoists were entirely avoided on this project as a measure to further reduce noise and vibration, alongside the introduction of a robust Quality Control Procedure.
