This project involved the complex conversion of five storeys of existing commercial office space into 50 apartments, while maintaining access at all times within a fully occupied and busy commercial and residential tower in one of the busiest business districts in Dubai.

Additionally, the works included the refurbishment and enhancement of existing lobby areas, ensuring full public access was maintained at all times.

This was combined with the introduction of new services to the site and the installation of a new liquefied petroleum gas system, with associated tanks located in public areas across the pedestrianised areas and vehicle access roads directly behind the building.

Key challenges included restricting noisy operations to the hours, working in the live environment, and the requirement to maintain access 24hrs a day 7 days a week. This project also required ‘just in time’ material deliveries, distribution and labour movement in such a location, all of which demanded the logistics team expertise in planning and final policing.
