77 Mayfair on South Audley Street is an exceptionally high-quality development of luxury apartments over seven storeys. Set in the heart of Mayfair, next to Hyde Park and overlooking the world-famous Dorchester Hotel, 77 Mayfair has set the benchmark for residential property in one of the country’s most prestigious and exclusive locations.

Luxlo Property Ltd originally appointed McLaren in a pre-construction capacity to assist in the demolition works. However during this period, McLaren also became involved in the design coordination of the new and existing structure, as well as internal finishes.

The concrete framed building with triple basement is clad in hand set Portland stone with bronze full height windows, green roof and photovoltaic solar power system. The new build also incorporates a retained Georgian façade along South Audley Street.

The triple basement, containing swimming pool, gym and leisure facilities, is formed using a perimeter secant piled wall with temporary horizontal propping and a dewatering system. All these systems have been rigorously controlled and monitored throughout the works to ensure adjoining properties are not affected.

As the site is in a residential area, McLaren put noise and pollution procedures in place to control all aspects of the work. The team worked closely with Westminster Council to reduce the effect of the works on local residents during the construction programme.

The 27,000 sq ft development of seven high-end apartments in the heart of Mayfair first hit the headlines in mid-2015, when it was revealed that six of the seven apartments had sold for a recordbreaking price of nearly £7,000/sq ft. It was the highest price per square foot achieved for any home in the Mayfair and Knightsbridge area that year, with the penthouse alone reportedly selling for £28 million.

Designed by Squire and Partners, each of the lateral apartments built by McLaren average almost 4,000 sq ft and sit behind a signature new design, coupled with an original Edwardian Portland stone façade dating back to 1904.
