A joint venture of Helical and Places for London, the TfL property company, has formally awarded a £100 million contract to McLaren Construction for 10 King William Street, also known as the over-station development at Bank.
The eight-storey office development wraps around and over the new one-storey Bank station entrance on King William Street. It will deliver 139,000 sq ft of office space, with 7,260 sq ft of terracing, 1,950 sq ft of ancillary retail and extensive occupier amenity provision, including a comprehensive wellness suite. The building targets BREEAM Outstanding, NABERS 5* and WELL Platinum.
The new façade will include precast panels with windows and aluminium cladding preinstalled. The contract also involves restoration of a stone and brick façade on Abchurch Lane, which will be reinstalled on the new structure after being removed brick by brick and stored in Kent.
The 10 King William Street contract will call on McLaren’s experience of working above rail infrastructure – most recently above Angel underground station at Angel Square, above the Central Line at 150 Holborn, above Oxford Circus at 214 Oxford Street and above the rail lines into London Victoria for The Hub. The restricted central London site is in the Bank Conservation Area.
Darren Gill, managing director for London & South at McLaren Construction says: “You need a depth of expertise and knowledge to work in these environments above rail lines and Bank has to be one of the most complicated stations in London. McLaren’s experience of working above and next to rail infrastructure is recognised in the industry.”
Matthew Bonning-Snook, Chief Executive of Helical plc, said: “This is a ‘best-in-class’ office, rich in tenant amenity, which will be delivered into a supply constrained City Core market where we are seeing strong rental growth and increasing momentum behind a more comprehensive ‘return to the office’.”
The project provides many opportunities to train and upskill local people. It will provide 17 apprenticeships via local colleges and universities and 25 work placements including internships, work experience and for those studying T-Levels. McLaren is advertising all vacancies and work placements through the job brokerages of the City of London and surrounding boroughs.
McLaren has been working on the project under a preconstruction agreement and construction is scheduled to complete in December 2026. Keltbray, novated to McLaren, is currently on site installing the concrete core, basement and ground floor slab. The subcontractor team also includes:
- Bourne – steel frame
- Dornan – MEP
- Techrete – precast façade
- GIG – curtain wall
- PAYE – retained façade
- Kone – lifts
